Rental Terms and Conditions
For all MWS, LLC rental properties, tenants are responsible for utility, trash removal, recycle, telephone, and cable or Internet (if any) bills. Please note that utility companies may require security deposits if you are not currently using their services. Tenants are also responsible for regular and routine up keep of the house. Appliances are provided for landlord’s convenience and are not guaranteed by landlord. We no longer provide washer and dryer at our rental houses. But washer and dryer hookups are available at all our rental properties.
If you have pets, each pet is charged $20/month additional rent and $200 per pet additional security deposit. Please note that we do check employment, background and landlord references before renting. A minimum combined monthly household income of $3500 is required to qualify. We also require potential tenants fill out an application and sign a contract upon rental. The security deposit of a month’s rent plus $200 per pet will be collected when contract is signed.
Sorry, we do not accept section 8 vouchers at this time or accept similar third-party pay arrangement.
Due to the large number of calls, we do not answer phone calls and all incoming calls are screened. Email and text are preferred communication methods and will receive faster responses over phone calls. If you are existing tenants, please fell free to call our Operations Manager directly for any repair requests. For listing, application, and contract matters, please email or text us.
Rents must be RECEIVED on or before the 1st of each month to avoid late fees. We accept direct deposits, bank deposits, Zillow Rent Pay, money orders, and checks (if no returned check history). For bank deposits, please note your last name on the deposit slips to ensure your payments are applied to the correct account.
